Doing Fine In 2009 . . .
Wachovia Securities Chief Investment Officer Tom McManus has joined the ranks of national financial experts projecting an economic turn-around in the second half of 2009.  In his just-released 2009 Outlook, McManus cites a lengthy list of indicators to support his projection, including his conclusion that the stock market "has already discounted a substantial amount of negative news" and has evidenced the ability to advance despite recent downside surprises. But, "gloom and doom levels are extremely high and may cause investors to miss outstanding long-term buying opportunities."

McManus notes that the Federal intervention in the money market has reduced interest rates for new home mortgages, a condition that will boost both mortgage refinancing and home purchases.  Population growth and new households formation will push demand for new housing in 2010, with consumers attracted by low interest rates and home prices.  But, he cautions that recovery hinges upon an upturn in consumer confidence about the effects of Obama policies on the national economy.

Parker Associates Estimated Future Housing Start Needs

Most national experts agree that United States housing starts in 2009 may be even lower than the reported 925,000 starts in 2008, but renewed consumer confidence and two years of latent demand should generate a 60% increase in 2010 and continue upward in 2011 and thereafter (see graph below).  Thus, 2009 should be a preparation time to capitalize on the projected housing demand in 2010.
